MODIFICATIONS OF THE HORIZONTAL PROPERTY LAW
Last 19th December 2018, the Decree 21/2018 came into force. It was mainly related to modifications in the Law of renting, but it also included some modifications that affect the Horizontal Property Law (LPH).
  • The art. 9.1.f) LPH will be modified and will state that the Reserve Fund will be provided with a quantity that cannot be less than the 10% of the last ordinary budget. So, the modification is the increase of that percentage from 5% to 10%.
  • The art. 10.1.b) LPH will be modified by adding that, in terms of works related to the access of disable people, people over 70, in order to ensure a proper use of the common areas, ramp installation etc. “it will be compulsory to make these works when the public grant that the community can have access to is 75% of the cost of those works”.
  • A new paragraph will be added on the art. 17 LPH.
 “12.The agreement by which the exercise of the activity related to touristic apartments is limited or conditioned, whether it modifies or not the Bylaws, will require the approval of 3/5 of the total of the owners which represent 3/5 of the participation rate. Likewise, it will be possible for the community to agree, with the same majorities, to stablish special expenses fees or an increase of the share of the community fees to the house where this activity is taking place, as long as these modifications do not increase the fees over 20%. These agreements will not be retroactive”.

The Hotel La Encarnacion is the oldest hotel in Los Alcazares and every Sunday this historical hotel and restaurant host a Flamenco dance show for those dining from 8 pm onwards. As space is limited booking in advance is recommended.

SECURITY AND GENERAL MAINTENANCE
May we remind you that any incidences can be reported by contacting us (Telf.:968 10 47 10- email: roda@resortalia.com) or Security 24 hours (Telf.: 968 17 36 98).
Last Tuesday QVERDE removed several items and waste left by owners around the bins. 
May we inform you that the San Javier Town Hall offers a household goods collection service in the Resort. We ask that you have consideration for your fellow residents and use this service. 
 
For small items and small appliances, there is a weekly service offered by the Eco Park collection truck on Mondays from 11:00 am to 11:30 am which is parked at the Resort main entrance.  Please dispose of your undesired items in this truck.
For heavier and bigger items such as appliances, please use the special collection service by ringing telephone 968573700 ext. 5215, where you will be informed of the date of collection. 
Last Wednesday a Vigilant technician checked and repositions the security cameras and system.  
Last Thursday a Vigilant technician checked and serviced the main entrance barrier. 
Last Thursday Vigilant found a garage light switch jammed with a piece of cardboard.

RULES FOR PETS
Security has had to report and formally file complaints with the local authorities regarding residents of the urbanization for repeated violations of municipal pet regulations. These actions usually cause real inconveniences to the rest of neighbors and coexistence problems that may end up in the courts. Please be respectful with your neighbors. Thank you.

HYDRAULIC LIFT FOR RESIDENTS WITH REDUCED MOBILITY
The Community of Owners of P-11 to make residents with reduced mobility available the use of them hydraulic lift, that has isntalled in the pool.
For it use, you will have to make a request  in advance by calling security: 968173698.
DEFIBRILLATORS
May we remind you, that there are two defibrillators in the resort at the service of residents.
In case of emergency, please contact Security on 968173698 or head for Security main entrance.
