MODIFICATIONS OF THE HORIZONTAL PROPERTY LAW
Last 19th December 2018, the Decree 21/2018 came into force. It was mainly related to modifications in the Law of renting, but it also included some modifications that affect the Horizontal Property Law (LPH).
  • The art. 9.1.f) LPH will be modified and will state that the Reserve Fund will be provided with a quantity that cannot be less than the 10% of the last ordinary budget. So, the modification is the increase of that percentage from 5% to 10%.
  • The art. 10.1.b) LPH will be modified by adding that, in terms of works related to the access of disable people, people over 70, in order to ensure a proper use of the common areas, ramp installation etc. “it will be compulsory to make these works when the public grant that the community can have access to is 75% of the cost of those works”.
  • A new paragraph will be added on the art. 17 LPH.
 “12.The agreement by which the exercise of the activity related to touristic apartments is limited or conditioned, whether it modifies or not the Bylaws, will require the approval of 3/5 of the total of the owners which represent 3/5 of the participation rate. Likewise, it will be possible for the community to agree, with the same majorities, to stablish special expenses fees or an increase of the share of the community fees to the house where this activity is taking place, as long as these modifications do not increase the fees over 20%. These agreements will not be retroactive”.  
REGION DE MURCIA INTERNATIONAL AIRPORT
Last Tuesday 15th January, The Region de Murcia International Airport started operating linking with 13 destinations of three European Union Countries; United Kindon, Ireland and Belgium. Those flights will be operated by Ryanair, easyJet and TUlfly airlines.

AENA informs that the company  INTERBUS Región de Murcia has already started providing the public service of transport between the airport and the Golf Courses, including a stop at RodaGolf main entrance.

SECURITY AND GENERAL MAINTENANCE

Last Sunday a vehicle had an accident invading the sidewalk and the gardens in front of the Resort main access. This incident is being dealt with the insurance and CESPA has carried out the cleaning of the area.
Last Monday, a failure in the lighting of calle Darsena was reported. The incidence was forwarded to SICE which repaired the problem on the same day. 
Last Thursday, FALCONRY removed two pigeons in phase 1.
Last Thursday, The San Javier Town Hall carried out the change of bags to the PIPI cans in the Resort.

  • Trimming Lantanas and rose bushes in front of P21
  • Cleaning underneath hedge

Wednesday 16th
  • Prune pine trees in front of  P-12
  • Trimming rose bushes & raking P-20, P-21  
  • Remove weeds
  • Check irrigation system
  • Clear and Clloect plant waste 

 
Thursday  17th
  • Trimming rose bushes, digging and raking in front of  P-21  
  • Spraying weeds in front of P-21
  • Check irrigation system
  • Clear and Clloect plant waste 
SECONDARY ACCESS CLOSING
May we remind you that the Secondary access is closed at night from Monday 12/11/2018 until next Spring.

Security has had to report and formally file complaints with the local authorities regarding residents of the urbanization for repeated violations of municipal pet regulations. These actions usually cause real inconveniences to the rest of neighbors and coexistence problems that may end up in the courts. Please be respectful with your neighbors. Thank you.

HYDRAULIC LIFT FOR RESIDENTS WITH REDUCED MOBILITY
The Community of Owners of P-11 to make residents with reduced mobility available the use of them hydraulic lift, that has isntalled in the pool.
For it use, you will have to make a request  in advance by calling security: 968173698.

May we remind you, that there are two defibrillators in the resort at the service of residents.
